1) Any offer to lease is conditional upon a credit check, references, employment/income verification, and a criminal background check, all to the sole satisfaction of the lessor.
2) The tenant must provide the lessor with proof of $2M civil liability insurance at the time of lease signing, valid for the entire duration of the lease.
3) The tenant agrees to pay all move-in and move-out fees to the building management.
4) The tenant is not permitted to sublet or assign the lease without the lessor's written consent; no Airbnb or short-term rentals are permitted.
5) No pets allowed.
6) Smoking (tobacco, cannabis, or any other substances) is strictly prohibited in the unit and common areas.
7) No painting, renovations, or holes in the walls are permitted without the lessor's authorization.
8) The tenant shall comply with the condominium by-laws at all times. Any fines resulting from a violation of the condominium rules by the tenant shall be at the tenant's expense.
9) The tenant shall be responsible for any fees related to the loss of keys, access fobs, and garage remote controls.
10) At the end of the lease term, the unit must be returned in the same condition as at the beginning of the lease, including all inclusions and the condition report.
11) If the lease is not renewed at the end of the term, the tenant must accommodate all requests for showings for prospective tenants, with a minimum of 24 hours' notice. The same applies to showings for prospective buyers should the condo be listed for sale during the term of the lease.
